The competitive environment in the renting property market, which has gained an important place in daily life and is one of the main items of today's economy, is increasing day by day. The primary purpose of the landowners and tenants who are active in this sector is to protect their advantages and interests in the market. The determination of the rents of the houses and the criteria that are taken into consideration in this price determination process are of great importance both for the real estate agents carrying out economic activity in this market and for the individual or corporate customers. The effects of criteria with different impacts should be taken into account in order to determine the house rents correctly.
The aim of this study is to determine the severity of the effects of the criteria which are effective in determining the rental prices of rental houses in Beþiktaþ-Þiþli region and to reveal the relationship between tenant types and rental house characteristics. Since it is close to most of the universities in Istanbul, our research is conducted in Beþiktaþ-Þiþli region. The criteria that the students living in this region take into consideration in the selection of rental houses were studied and comparisons were made this region and alternative regions for several criteria.
